Flood Zone FAQs

What do FEMA flood zone letters mean?
FEMA uses letter codes to classify flood risk. Zone A and AE are high-risk areas with a 1% annual chance of flooding. Zone VE adds coastal wave action (3+ foot waves). Zone X (shaded) has moderate risk (0.2% annual chance). Zone X (unshaded) is minimal risk. Zone AH has shallow flooding. Zone D means flood risk is undetermined.
Do I need an elevation certificate?
If your property is in a Special Flood Hazard Area (SFHA) — zones A, AE, AH, AO, or VE — you likely need an elevation certificate for flood insurance. Even in Zone X, an elevation certificate can help lower premiums if your property is near an SFHA boundary. A licensed surveyor measures your lowest floor elevation relative to the Base Flood Elevation (BFE).
