Why Surveys Are Required
Florida counties require surveys to protect property owners, neighbors, and the public. Surveys ensure structures meet setback requirements, comply with flood zone regulations, and do not encroach on neighboring properties or easements.
Start Surveys Early
Surveys are often the first item needed in the permit process. Starting your survey early prevents bottlenecks. Most residential surveys take 3-7 business days. Plan to have your survey completed before submitting your permit application.
Flood Zone Considerations
Properties in FEMA Special Flood Hazard Areas may need elevation certificates in addition to boundary surveys. In coastal counties, the Coastal Construction Control Line (CCCL) adds another layer of regulatory review that involves surveying.
As-Built Surveys
Many counties require an as-built survey after construction is complete and before issuing a Certificate of Occupancy. This verifies that the finished structure matches the approved plans and meets all setback and height requirements.
