Why do surveys take longer than just the field work?
Field work is only part of the survey process. Before visiting your property, surveyors research deeds, plats, and title documents at the county recorder's office. After field work, the office phase includes calculations, drafting the survey plat, quality review, and certification by a licensed Professional Surveyor. This research and drafting phase typically takes longer than the field visit.
What causes survey delays in Florida?
Common delay factors include: incomplete or conflicting property records, dense vegetation requiring clearing, boundary disputes requiring additional research, rainy season field conditions, county permit office backlogs, and missing or disturbed survey monuments that need recovery. Providing your deed, prior surveys, and title commitment upfront can reduce delays.
Can I get a rush survey in Florida?
Yes, most survey firms offer rush or expedited services for time-sensitive projects like real estate closings. Rush service typically reduces turnaround by 40-60% with a 15-25% premium. Not all survey types are eligible — complex ALTA surveys and subdivision platting have minimum processing times that cannot be compressed.
How long is a Florida survey valid?
Florida surveys don't legally expire, but their usefulness decreases over time. Most title companies and lenders accept surveys less than 6 months old. Surveys older than 90-180 days may require an update affidavit from the surveyor. If significant changes have occurred (new construction, fences, easements), a new survey is recommended regardless of age.
